The Little River House sits right on the Yakima River — fish from the backyard, golf nearby Suncadia or Sun Country, float the river, then unwind in Cle Elum & Roslyn's cafés, pubs and restaurants. Sleeps six to eight across two bedrooms + a loft. Perfect for couples, fishing & golf trips, and weekends with friends.

The Little River House is designed around one simple idea: everything feels better when you're on the river. Set on a generous lot with a prime, no-bank position along the Yakima, the home offers long views up and down the water. From the moment you pull in, you can hear the river before you even see it — and that sound doesn't stop the whole time you're here.

This is an intentionally small, unfussy cabin — a true getaway in the old-school sense. Tall A-frame vaulted ceilings and oversized windows fill the space with natural light, while hardwood floors and updated finishes keep things comfortable without losing any of the rustic charm that makes a river cabin feel like a river cabin. A standalone propane stove anchors the main living space, keeping things warm and cozy on cool mountain nights.

The main floor is simple and easy — a comfortable spot to cook, gather, and let the day slow down. It's the kind of space where nobody's rushing to be anywhere, and a long afternoon at the kitchen table feels exactly right.

Sleeping arrangements are relaxed and flexible, built for couples, small families, and groups of friends alike. Two main-floor bedrooms offer queen beds, while a second-story sleeping loft adds two full beds — perfect as a bunk space for kids, friends, or anyone happy to be close to the action.

Step outside and the river takes over. A wide deck and a newly poured patio give you plenty of room to spread out, whether you're grilling dinner, casting a line just steps from your chair, or watching the water roll by with a drink in hand. This is prime riverfront for fishing, with direct access to one of the best-loved stretches of the upper Yakima. Beyond the water, the surrounding hills invite hiking and exploring, and two nearby golf courses at Suncadia — along with Sun Country Golf Resort next door — make it just as easy to spend the day on the fairway as it is on the water.

Just keep in mind this is a riverfront property — the current can be strong in places, so young children should always be watched closely near the water. Downtown Cle Elum and Roslyn are just minutes away and offer plenty of family-friendly restaurants and shops for an easy day trip.

Guests will have full access to the entire home including the private suite. You’ll receive a unique access code prior to your arrival for seamless self-check-in.

A car is recommended for getting around Suncadia, Roslyn and Cle Elum. The home includes parking up to five cars in the driveway. Please note: no street parking is permitted or parking on vegetation.

PRE-ARRIVAL ID VERIFICATION: Guests will be asked to complete a pre-arrival form and ID verification upon booking confirmation.

FEE DISCLOSURE
We understand that accidents can happen. To give you peace of mind during your stay, we offer two options to help protect both you and the home:

For a small, one-time fee of $64, our Damage Waiver covers accidental damage and normal wear and tear during your stay.

With the Damage Waiver, you can relax and enjoy your stay without added stress.
⚠️ The Damage Waiver is non-refundable. Please report any damages before checkout.
⚠️ While the waiver helps protect you from unexpected accidents, it doesn’t cover theft, intentional damage, or damage from misuse/abusing the space or ignoring house rules—such as smoking indoors, throwing a party, damage caused by a pet or deliberately breaking items.

2️⃣ Safety Deposit
Alternatively, you can choose a refundable Safety Deposit to cover any potential damages during your stay.
💳 A temporary hold of $1,000 is placed on your payment method 2 days before check-in
✅ If no damage is reported, the hold is released 2 days after checkout
🔁 For longer stays, the hold is renewed every 7 days
⏳ Processing may take up to 14 days, depending on your credit card provider

All fees are fully disclosed in advance and processed through secure, Airbnb-compliant software “Enso Connect”.

Acceptance of our rental agreement and applicable fees are required to receive access to the home. No exceptions.

Blue Sky Retreats reserves the right to approve each pet request and charge an additional fee of up to $250. This fee is fully disclosed in advance and also processed through "Enso Connect".

RESTRICTIONS INCLUDE:

• Pool/ Fitness - We are unable to provide access to the Suncadia Swim + Fitness centers, including the Nelson Farm Pool, which is reserved exclusively for members. These restrictions are due to Suncadia policies that are outside of our control.
• Suncadia policies prohibit all-terrain vehicles and snowmobiles.

HOUSEHOLD ESSENTIALS PROVIDED

• We provide a starter supply of household essentials to get you comfortably settled in. This includes dish soap, dishwasher pods, trash bags, paper towels, toilet paper, tissues, laundry pods or sheets, and bath products (shampoo, conditioner, and body wash).
• You’ll also find basic kitchen staples such as salt, pepper, tea, coffee, creamer, hot chocolate, and K-cups. These are provided in amounts intended to last about two to three days, depending on usage; guests are responsible for purchasing any additional supplies needed for the rest of their stay.
• For linens, we provide towels, washcloths, and hand towels for each guest, along with sheets, pillowcases, comforters, and/or blankets for each bed. For longer stays or heavier use, guests can refresh everything using the in-home washer and dryer. Please avoid overfilling the washing machine so the spin cycle works properly, and the drum is not damaged.

GOOD NEIGHBOR PROTECTION PROGRAM
This home resides in a noise-sensitive area, and the owners participate in our Good Neighbor Protection Program. Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximum occupancy and quiet hours. This technology is privacy compliant and only monitors the level of decibels and number of devices. It does not record or listen to any personal conversation or information.
